The unusual use of setbacks in this penthouse might not be its most defining feature. If it were to sell for its asking price of $37.5 million it will be the most expensive sale south of 14th Street in Manhattan, not to mention of the most expensive current sales for the city. With 4 bedrooms, 5+ bathrooms and a great room that measures 45 feet the nearly-6,000 square foot listing sits on the upper level of a former printing press building along with 34 other units. Leroy Street Studio took on the project (the same team behind the mega-townhouse asking $80 million) and turned the industrial interior into a contemporary living space, with a bit of Parisian flair.
About those setbacks. New York City code requires buildings recede as they reach a certain height, so designers found a creative way to make the most of the diminishing space by using cantilevered private terraces. All combined they provide over two thousand square feet of private outdoor space looking out over the neighborhood.
